Reshma: Vaibhav If You Have Decided On Any Clear Title Project It Is Always Better To Get It Checked From Your Lawyer And If Everything Is Ok The Further Processes Will Take Place Like The Sale Deed Will Be Made And You Will Have The 7/12 On Your Name. If We Talk About Benefits, The Major Benefit Is That Once You Have The 7/12 On Your Name You Are Officially The Owner Of The Place. Other Than That Are Three Other Benefits That We Can Speak Of Is If You Plan To Keep It As Long Term Investment And Keep The Plot Empty The Rate Will Still Appreciate As The Area In The Vicinity Develops. And If Ever You Feel That The Area Is Appreciated Nicely In The Future You Can Even Sell That Land.
