“I am looking to buy plot in Saswad but I see there is rate of one project 600Rs/sq ft and while other 1200Rs/sq ft.Why there is so much of difference?

This is very common question since property portal have become cost comparison tools without property verification.Just lowest cost bid become point of negotiation and buyer feel high in the same,rather than checking very key factors which define security of land.

Here are parameters on which land prices differ in Pune:

1.Land Type:Agricultural land(including proposed Non Agriculture,Proposed R Zone)
In agriculture land cost is only of land and very less development cost,while in Non Agriculture Plots 55% Land to be kept for road,amenity and open space.So rate of Non Agriculture land is 3 times higher than Non Agriculture land.Not every Agriculture land is convertible to Non Agriculture land.Thats the reason,Many agriculture lands in city limit are cheaper than Non Agricultural land 20km away from city

2.FSI of Non Agriculture(NA)land:FSI is Floor Space Index is how much area you can to construct on plot.If FSI of NA plot is 0.5, it means on 1000sq ft plot 500sq ft you can construct.If FSI is 1.5 you can construct 1500sq ft.More FSI higher the rate.

3.Residential Plots under PMRDA Area:Pune Metro Regional Development Authority Area which is going to be developing more in Pune city so when Non Agriculture permission is taken PMRDA Approved residential NA plots always have more benefit above general NA plots

4.Location:Ultimately price differs on location connectivity to National or state Highway,Ring Road,Proposed Airport.Just don’t go by marketing keywords close by,next to Airport,checkout actual google map.Plots even 30km from ring road are also sold as close to Ring Road

5.Amenities in the project:Development cost differs depend on amenities provided.More Amenities more plot cost,more maintenance cost in long run

Consider all parameters and then make aware decision!!!
