The First Questions Is From Mr. Vijay Kengde, He Would Like To Know What Is Town Planning That Is Recently Been Made Compulsory By The Government And Some Details About It And Why Is It Necessary.
Reshma: Vijayji Town Planning Is The Layout Which Has All The Long Term Future Development Also Considered In It. Like When We Invest In A Non Agricultural Land Even If It Is As Small As 5 Acres We Have To Leave Amenity Spaces In It Taking In Consideration The Future Development Of The Area Such As Highways, Airports And Considering That The Sizes For The Roads, Space For Kids To Play Or Any Commercial Development As Well. The Reason It Is Made Compulsory Now Is Because In The Past All These Things We Not Taken In Consideration Resulting In Congested Cities. So When We Get A Town Planning Approval The Future Development Of At Least 50 Years Is Taken In Consideration.
Anchor: The Next Question Is From Mr. Mukund Nanavati From Pune. He Would Like To Know About The RERA Bill And The Pro And Cons Of It To The Buyers As Well As The Sellers.
Reshma: RERA Means Real Estate Regulator Authority. This Will Be The Regulatory Authority That Will Have To Approve All The Real Estate Projects Whether Be It Construction Or Plotting. With The N/A Approvals, Town Planning Approval And Other Construction Approvals Now It Is Necessary To Get RERA Approval As Well. So Now Without The RERA Approval No Project Can Be Launched In The Market Officially Which Will Also Put On Impact On The Pre-launch Or Pre-booking As It Will Not Be Allowed To Do So. This Real Estate Authority Bill Has Been In Place Since March And The Forming Of The Authority Is Taking Place Now. This Will Also Help In Building The Transparency As All The Builders And Developers Will Have To Display The Actual Status Of The Projects Including The Current Rate Of The Project, Number Of Plots Or Flats Sold Till Date On Their Website Which Will Help The Buyer To Understand The Project On One Platform. And The Most Important Fact That Will Bring Transparency Is That The Builders Or Developers Will Have To Give The Development Commitments Of The Authority. And If The Commitment If Not Fulfilled The Builder Will Be Fined. Similarly The Buyers Will Also Have To Abide By The Commitment That Is Given By Them As They Have To Do The Payments According To The Payment Schedule And At Times Even They Default In The Payments And A Fine Will Be Applied To Them As Well By The Authority. Hence This ACT Safeguards Both Of Them The Buyer As Well As The Seller.
